The price of building a custom home is going to be more expensive compared with having a new home built as part of a development, and there are lots of factors that can affect cost, including the floorplan you choose, the size of the home, and the location of the property.

To get an idea of whether building your own home is feasible, here we break down the average costs of home building per square foot according to zip codes.

The average price per square foot to build a house in the US is between $100 and $155, so for a 2000 square foot home, you will be looking at a total build cost of $200,000 and $310,000.

This cost does not include the price of the land, any land clearing or excavation that needs to be performed, or garden landscaping. It also won’t include additional extras such as a swimming pool or separate garage. This average costs accounts for a mid-spec property.

If you wanted to go for a more basic home, then you could achieve a 2,000 square foot property build for as little as $178,000, or for a high-end specification, the price could be as much as $416,000 for a 2000 square foot home.

The price per square foot can vary hugely according to location. In southern states, you are likely to encounter lower prices per square foot, whereas the northeast has the highest build costs.

Alabama

The average cost to build a house per square foot in Alabama is $113.42. Depending on your specific location within this state, you can expect to encounter costs ranging from $90.16 up to $136.67 per square foot.

Some of the most populated cities in Alabama have among the highest build costs for the state, with Auburn having an average build cost of $121.66 per square foot and Tuscaloosa having an average build cost of $116.37 per square foot.

Alaska

In this northwestern state, the average cost to build a home per square foot is between $131.44 and $195.16, making the average cost approximately $163.30.

In Fairbanks, the average price of construction for new homes is on the higher side at $169.02 per square foot, while Kodia is more affordable with an average price per square foot of $158.32 per square foot.

Arizona

The average price per square foot to build a home here is $123.05. Flagstaff has the highest average build cost in this state at $141.34 per square foot, while Tucson is lower at $118.70 per square foot.

Arkansas

This southern state is one of the most affordable places in the US to build a home, with average prices per square foot falling between $95.12 and $134.93, with a typical medium specification home build project coming out at around $115.03 per square foot.

In Fayetteville, your costs are at the higher end of the range, typically $127.90 per square foot, while in Fort Smith, expected prices will be closer to $105.92 per square foot.

California

On the west coast, this popular state has new home build costs, which range from $132.35 up to $198.96 per square foot, with an average price of $165.66. In San Bernardino, the average cost is $182.30 per square foot, while in Bakersfield, you can expect to pay around $127.20 per square foot.

Other popular cities in California include Anaheim, which has build costs of $163.51 per square foot, and Pasadena, which has typical costs per square foot of $163.51. The price per square foot in Los Angeles is $163.51 on average, while in San Diego, it is on average $176.95.

Colorado
